Meadowbrook Plaza

 
 

This mostly abandoned shopping plaza in Richmond needed major updating to attract new tenancy and revitalize surrounding areas. New traffic patterns, tenant delineations and aesthetic changes were made to create opportunity. With an occupancy rate of less than 35% at the commencement of the project, creative use of spaces and materials hope to improve the occupancy rate to 100%. Completing the project will allow for current tenants to benefit from new tenancy and more proportionate leasing numbers to be achieved.

The shopping plaza was studied to consider traffic patterns and common area amenities to draw both tenants and patrons and keep them engaged during current and repeat visits. Some of the trial and error included determining best site lines from adjacent highways and secondary roads to determine placement of new, raised elements along the facade. Signage was studied for visibility of present patrons and those passing by. Lighting of the parking lots and the walkways was also studied for safety, energy efficiency and aesthetics.

There were a number of existing finishes that we thought could be refinished that ultimately had to be replaced or reparied prior to final finshing. These included metal fascia panels and perforated ceiling elements along the main walkway of the building. We had to seek economical and impactful solutions given the sheer size of the project. This project also commenced during the pandemic, so availability and shipping/delivery was challenging.
